Buyer Qualifications

Jenni digs deep to verify the strength of each buyer. Her process includes:

  • Deposit and down payment amounts
  • Proof of funds, Jenni requires current bank statements that match the offer
  • Direct communication with the buyer’s lender, not just a glance at a pre-approval letter
  • Verification of income, assets, and FICO scores
  • Cross-qualification with her preferred lender to ensure reliability

Closing Costs

Every expense is negotiable, but there are “typical” and “customary” costs for both buyers and sellers.

What to Expect in Escrow

Clear Communication

Even if you've sold a dozen homes before, Jenni handles transactions like this every single day and she’s here to guide you through it. A typical escrow period lasts about 30 days, and Jenni’s job is to keep you informed daily to ensure a smooth, on-time closing.

Escrow Paperwork

Once escrow opens, you’ll receive a packet of documents to complete. Jenni is happy to assist you with this process, and your escrow officer is also available to help. One key item is the grant deed, which must be notarized. Many sellers choose to meet with their escrow officer in person to take care of everything in one appointment.

Disclosures

Within the first 7 days of escrow, you’re legally required to provide specific disclosures to the buyer. These documents protect you during the property transfer. Jenni will make sure you have the correct, up-to-date forms and help you complete them properly.

Inspections

After the offer is accepted and escrow begins, expect up to four inspections:

  • Termite/Wood-Destroying Pest Inspection Buyer expense | 15–30 minutes
  • Appraisal Buyer expense | 30-60 minutes
  • Home Inspection Buyer expense | 2–4 hours  This is the buyer’s opportunity to thoroughly evaluate the property. While homes in California are sold “as-is,” buyers may still request repairs. You’re not obligated to make any, but Jenni will help you navigate any negotiations to keep things smooth.
  • Final Walk-Through 15–30 minutes  Conducted within the last 5 days before closing, this allows the buyer to confirm agreed-upon repairs are complete and get excited about their new home.

Contingency Removals

Buyers have several contractual contingencies.  Unless negotiated differently, the purchase agreement defaults to the following timeframes: 

  • 5 days to review disclosures
  • 17 days for inspections
  • 17 days for appraisal
  • 17 days for full loan approval

Jenni tracks these deadlines closely and requests removals at the right time. This protects your rights to the buyer’s deposit and ensures the transaction stays on track.

Utility Transfers

Jenni knows all the utility providers in the area. She’ll give you and your buyer a complete list to make the transfer process seamless.

Solar Panel Transfers

If your home has solar panels:

  • Owned System: Transfers through escrow.
  • Leased System: Jenni will coordinate with your solar company, escrow, and the buyer to transfer the lease. This can take time, so please share your lease details as soon as you sign the listing agreement. Jenni has worked with nearly every solar provider and knows their processes well.

Funding

The buyer’s loan typically funds 24 hours before closing.

Closing Day

This is the best part,handing over the keys to the buyer and delivering your check.
